UWM Mortgage Broker: How to Get a United Wholesale Mortgage Loan

UWM Mortgage Broker: How to Get a United Wholesale Mortgage Loan

You found UWM. You liked what you read. So you went looking for the apply button. There isn’t one but don’t panic! To get started, you must go through a UWM mortgage broker.

United Wholesale Mortgage funded roughly $163 billion in home loans in 2025 and has been the country’s largest wholesale lender for eleven straight years, and it has never taken a single application from a consumer. Not one. If you want a UWM loan, you have to go through a UWM mortgage broker. That’s not a technicality or a preference. It’s the entire business model.

Here’s how that actually works, what UWM’s broker rankings mean for your file, and the one question worth asking before you sign anything.

    Request Home Loan Information Now!

By clicking "Submit Now!", you consent to receive calls and texts at the number you provided, including marketing by autodialer and prerecorded and artificial voice, and email, from Riverbank Finance LLC about your inquiry and other home-related matters, but not as a condition of any purchase; this applies regardless of whether you check, or leave un-checked, any box above. You also agree to our Privacy Policy and Terms of Use regarding the information relating to you. Msg/data rates may apply. This consent applies even if you are on a corporate, state or national Do Not Call list. This no obligation inquiry does not constitute a mortgage application. To apply now or get immediate assistance, call us at 1-800-555-2098.

Can you get a mortgage directly from UWM?

No. United Wholesale Mortgage does not lend directly to consumers. UWM funds loans exclusively through approved independent mortgage brokers, so the only way to get a UWM loan is to apply with a broker who holds a UWM partnership. Riverbank Finance LLC is an approved UWM broker partner serving borrowers across Michigan.

UWM says this plainly on its own site: instead of offering mortgages directly to consumers, the company works exclusively with brokers (UWM). Founded in 1986 and headquartered in Pontiac, Michigan, UWM has built the largest lending operation in the country without a retail branch, a consumer app, or a 1-800 number you can apply through.

The structure looks like this. You work with a licensed mortgage broker. The broker takes your application, reviews your credit, income, and assets, and shops your file across the lenders they’re approved with. If UWM prices best for your situation, your loan gets submitted to UWM, which underwrites it and provides the closing documents. You still sign with your broker. You still call your broker with questions. UWM is the money behind the loan, not the person on the phone.

The most common version of this: someone spends an afternoon on UWM’s website, gets frustrated that every link leads to a broker sign-up page, and assumes the company is hiding something. It isn’t. Those pages are written for mortgage professionals, and UWM labels them that way. You’re reading a wholesaler’s trade site, not a consumer site.

What is a UWM approved mortgage broker?

A UWM approved mortgage broker is an independently owned, state-licensed mortgage brokerage that has been vetted and approved by United Wholesale Mortgage to submit loans. Approval isn’t automatic. The brokerage signs a wholesale broker agreement, passes UWM’s due diligence, and gets access to EASE, UWM’s broker portal, where files are submitted, tracked, and underwritten.

The word that matters in that sentence is independently owned. A broker is not a UWM employee. Riverbank Finance LLC has been an independent Michigan mortgage company since 2011, licensed under NMLS #666287, with lender relationships beyond UWM. That means the loan gets placed where it prices best for you, and UWM wins a fair share of that business on the merits.

Compare that to a retail loan officer at a bank. That person has exactly one product menu, and it’s their employer’s. If your file doesn’t fit, the answer is no and the conversation ends. A broker with multiple lender partners has a second call to make.

The situation that comes up most: a first-time buyer in Grand Rapids with a 640 FICO walks into their bank, gets told they need 20% down, and leaves thinking homeownership is five years away. What actually happened is that they hit one lender’s overlay, not an actual rule. FHA financing allows 3.5% down at a 580 score, and several conventional programs go to 3%. The difference between “no” and “here are three options” was which door they walked through.

What do UWM’s PRO Elite and Diamond ASR rankings mean for borrowers?

UWM scores its broker partners through two internal programs, and almost nobody explains them to consumers. They’re worth understanding, because they affect how fast your loan moves.

PRO Rankings are UWM’s monthly broker scorecard. Each partner earns a PRO Score based on how they do business with UWM, and that score sorts brokers into one of three statuses: PRO Elite, PRO Plus, or PRO Basic. Above the base Elite level sit further tiers (PRO Elite 100, 120, and 140). UWM is direct about the payoff: the higher your PRO Score, the quicker your turn times and the more visibility you get on Mortgage Matchup, UWM’s consumer-facing broker directory.

Translate that to your file: turn time is the clock between submitting your loan and getting a clear to close. On a purchase contract with a 30-day financing contingency, a faster queue isn’t a bragging right, it’s whether you close on time or ask the seller for an extension. Anthony Bird of Riverbank Finance currently holds PRO Elite status, the top of UWM’s three-tier ranking.

ASR stands for Account Success Report, UWM’s performance reporting system for broker accounts. It tracks things like submission-to-close percentage, volume closed in dollars, approved loan percentage, average underwriter touches per file, average FICO, and average loan-to-value (LTV, the loan amount divided by the property value). Brokers are scored into five tiers, and Diamond is the top level, followed by Platinum, Gold, Silver, and Bronze. Riverbank Finance LLC has consistently held Diamond ASR status, which reflects loan volume, file quality, and closing speed.

UWM programWhat it measuresTiersWhat it means for your loan
PRO RankingMonthly broker activity and engagement scorePRO Elite (with 100/120/140 tiers), PRO Plus, PRO BasicFaster underwriting turn times; higher placement in UWM’s broker directory
ASR (Account Success Report)Loan quality, efficiency, and closed volumeDiamond, Platinum, Gold, Silver, BronzeIndicates a broker submits clean files that close, with fewer underwriter touches

Now the part you won’t read on a badge page. These are lender programs, not consumer ratings. PRO Elite and Diamond ASR measure how a broker performs with UWM. They don’t measure whether that broker returned your call on a Saturday, explained your loan estimate line by line, or told you the truth when a different lender was the better fit. A high ranking is a real signal about operational speed and file quality. It is not a substitute for checking Google reviews and looking the loan officer up on NMLS Consumer Access. Do both.

The one question to ask any UWM mortgage broker

Ask this: what share of your loans go to a single lender?

The whole argument for using a mortgage broker is that they shop. A broker who sends nearly everything to one wholesaler is functionally a retail loan officer with extra steps, and you’ve lost the benefit you came for.

This isn’t hypothetical. A 2024 class action in the Eastern District of Michigan alleged that UWM’s broker agreements pushed partners to route loans almost exclusively to UWM, to borrowers’ cost. In September 2025, a federal judge dismissed nine of the eleven counts, including the RICO claims, finding that the alleged broker conduct originated with the brokers rather than with UWM, and dismissing UWM Holdings and CEO Mat Ishbia as individual defendants. Two RESPA claims and a Florida consumer protection claim were allowed to continue. The case is public record and worth knowing about, not because it settles anything, but because it points at the right question.

A broker who’s doing the job right will answer that question without flinching, and will show you the loan estimate comparison to back it up. If the answer is vague, keep shopping. The CFPB’s own guidance says the same thing in gentler language: get more than one offer.

Here’s where this usually goes sideways. A borrower gets a rate quote over the phone, likes it, and never asks for a written Loan Estimate from a second source. Six weeks later at closing they discover the origination fee was 1.5 points instead of 0.5. The fix costs one email: ask every lender for the standardized Loan Estimate form and compare page 2, section A, side by side. Same form, same boxes, every lender. It exists precisely so you can do this.

What loans can you get through a UWM mortgage broker?

UWM originates primarily conforming and government loans across all 50 states and D.C. Through a UWM broker partner, the menu covers the products most Michigan borrowers need:

    • Conventional loans — as little as 3% down for qualified buyers. UWM’s Conventional 1% Down program has the borrower put in 1% while UWM contributes 2% of the loan amount (up to $7,000) toward the down payment.
    • FHA loans — insured by the Federal Housing Administration, 3.5% down with a 580 score, more forgiving on past credit bumps.
    • VA loans — zero down for eligible veterans, service members, and surviving spouses, with no monthly mortgage insurance.
    • USDA loans — zero down in eligible rural areas, which covers a surprising amount of West Michigan.
    • Jumbo loans — for purchase prices above the conforming loan limit in your county.
    • DSCR Loans – UWM offers a wide product variety of Non-QM DSCR Loans for investors.
    • Bank statement loans — qualification based on deposits rather than tax returns, built for self-employed borrowers.
    • Refinances — rate-and-term and cash-out.

That last category matters more than it looks. A self-employed borrower with two years of write-heavy Schedule C returns can show a strong business and a weak qualifying income at the same time, because every legitimate deduction lowers the number an underwriter is allowed to use. Most people in that spot get declined once and stop trying. A bank statement program looks at deposits instead, and the file that failed on paper often works on the second pass.

Typical timeline: 15 to 30 days from application to closing on most purchase loans, faster on clean files. UWM markets initial approvals on conventional and FHA loans in as little as 15 minutes, though that’s the automated underwriting decision, not a clear to close. Don’t confuse the two, and don’t let anyone let you.

Is UWM actually the #1 mortgage lender?

Depends who’s counting, and this is worth getting right because the claim is everywhere.

UWM reported $163.4 billion in total origination volume for 2025, including $49.6 billion in the fourth quarter alone, its strongest quarter since 2021. It has been the largest wholesale lender in the nation for eleven consecutive years. Those facts aren’t in dispute.

The “#1 overall lender” title is messier. Analyses of 2025 HMDA data published in 2026 reached different conclusions depending on whether you rank by loan count or by dollar volume, and depending on whose parsing of the data you read. Some outlets credited Rocket with the top spot on unit count while UWM held the volume crown; others put UWM first on both. HMDA data is public through the CFPB if you want to check it yourself.

Practically speaking, none of this changes your rate. Lender size affects technology, turn times, and product breadth. It does not entitle you to a better price than what your file and the market support. Anyone who tells you otherwise is selling.

How to work with Riverbank Finance as your UWM mortgage broker

Riverbank Finance LLC has been an approved UWM broker partner for over a decade, originating loans across Michigan from Grand Rapids and West Michigan to Lansing, Traverse City, and metro Detroit. Anthony Bird, co-founder and CEO, holds current PRO Elite ranking with UWM, and Riverbank has consistently held Diamond ASR status based on loan volume, file quality, and closing speed.

What that combination means in practice: your file goes into a faster underwriting queue, it gets submitted clean the first time, and you’re talking to a licensed loan officer in Michigan rather than a call center queue.

Three things to do before you call anyone, including us:

    1. Pull your credit report free at annualcreditreport.com. Dispute anything wrong before an underwriter sees it, because fixing an error mid-file costs weeks.
    2. Gather two years of W-2s or tax returns, 30 days of pay stubs, and two months of bank statements. Every lender asks for the same core documents.
    3. Look up any loan officer you’re considering on NMLS Consumer Access. It’s free, it takes 90 seconds, and it tells you whether they’re licensed in your state.

Who this isn’t right for, honestly: if you already have a very low credit score or unique property, UWM may not be the best option for you. If you’re buying a property type that needs a specialty portfolio lender, a broker route through UWM may not be your best answer. A good broker will tell you that.

Frequently asked questions about UWM mortgage brokers

Does UWM offer mortgages directly to consumers?

No. United Wholesale Mortgage is a wholesale lender and originates exclusively through the broker channel. Consumers cannot apply on UWM’s website or by calling UWM. You have to apply through an approved UWM mortgage broker, who submits your file to UWM for underwriting and funding.

How do I find a UWM mortgage broker near me?

UWM operates MortgageMatchup.com, a consumer directory of its broker partners, and placement there is influenced by a broker’s PRO Ranking. You can also verify any broker’s license and state authority yourself at NMLS Consumer Access. In Michigan, Riverbank Finance LLC (NMLS #666287) is an approved UWM broker partner.

Does using a UWM mortgage broker cost more than going to a bank?

Not inherently. Broker compensation is disclosed on your Loan Estimate and is capped and regulated under federal rules. UWM has cited an analysis of 2021 HMDA data suggesting borrowers save an average of $9,407 over the life of a loan by using a broker, though that figure comes from UWM’s own analysis rather than an independent one. Compare actual Loan Estimates instead of averages.

What credit score do you need for a UWM loan?

It depends on the program, not on UWM. FHA financing generally starts at a 580 score with 3.5% down, and most conventional programs start around 620. Your score is one input alongside debt-to-income ratio (your monthly debt payments divided by gross monthly income) and how much you’re putting down. A broker can tell you in one conversation which programs your numbers reach.

What does PRO Elite status mean for a mortgage broker?

PRO Elite is the top of UWM’s three monthly ranking statuses, above PRO Plus and PRO Basic. Brokers earn a PRO Score each month based on how they do business with UWM, and higher scores earn faster underwriting turn times and better placement in UWM’s consumer broker directory. It reflects operational performance with UWM, not a consumer satisfaction rating.

Can I switch lenders after my broker submits my loan to UWM?

Before you lock a rate, yes. After a lock, it gets complicated. UWM’s broker agreement includes lock-in provisions restricting brokers from moving a locked loan elsewhere during the lock period. Ask your broker to walk you through the lock terms before you agree to one, not after.

    The takeaway

UWM is the largest wholesale lender in the country and you cannot reach it directly. The broker you choose is the entire experience: the person who shops your file, submits it, and answers the phone when your appraisal comes in low on a Thursday afternoon. Rankings like PRO Elite and Diamond ASR tell you that broker moves files fast and clean. Reviews, licensing, and a straight answer about who else they shop tell you the rest.

If you’re looking for a UWM mortgage broker in Michigan, Riverbank Finance LLC can help. Start your pre-approval online or call to talk with a licensed loan officer about which program actually fits your numbers.
